Branson Vacation Rental 

 

Rates: 

 

Winter: $400/night or $2200/week

Summer: $600/night or $3200/week

State Tax: 11%

 

 

 

Personal checks, Visa and Mastercard are happily accepted. $500 deposit at time of booking. Full payment is due 45 days prior to arrival.

Please be aware of the following policies during your stay.

 

Check-in Time is 3:00 pm.  Please bring a copy of your rental agreement.  The key to the house will be in a lock box.  Karen Dow, one of the owners (760-898-6851), will give you instructions for entry after payment in full is received.

 

Check-out Time is 10:00 am:  Late checkout will result in charge for an additional rental day at the pro-rated daily rate unless prior arrangements are made.

 

Reminders:  You are staying at a mixed use residential neighborhood.  Approximately 1/2 of the people make this their full time home, the rest are seasonal owners, seasonal guests, vacation home owners, and vacation guests like yourself.  Please be respectful of our neighbors and neighborhood by especially paying attention to the following:

Try to arrive before 9 pm.  If you arrive later, please be quiet and courteous when coming into the house for the first time.  During your stay, please keep in mind that people have to sleep, work, and live even if you are on vacation.Obey all traffic rules and speed limits.Use proper water safety in and around the lake.Four parking spaces are provided. Please try to car pool as additional parking is limited. 

 

Boat Slip- Please clean all litter and be respectful of our neighbors. Any violations or abuse of the boat dock or slip area will result in a loss of the damage/security deposit

Cleaning:  Upon your departure, please leave the property neat and clean.  This includes:

 All garbage is removed and taken with you. Please put all dirty dishes are in the dishwasher and start the machine.  Clean dishes are dry and put awayAll counters and tables are wiped cleanAir conditioning turned to 90 degrees in summer/off in other seasons, heat turned to 45 in winter, off in other seasons, lights off, fans off, all blinds closedCheck that all doors and sliding doors are locked and wooden dowels in track at bottom.  Return keys and garage opener as found on the counter, lock door on way out, and return single key to lockbox (do not leave keys in lockbox during your stay as code is not changed every week) as on your entry.  Please confirm that both the house doors & garage door are locked.

 

Please leave the property as you found it.  The house will be cleaned thoroughly upon your departure and any extra cleaning expense will be deducted from your deposit.  It would be helpful if you leave any beds that were used unmade.

 

Telephone and Internet:   There is a telephone for your safety and convenience.  Long distance calls are blocked. Please use your personal cell phone for any outbound calls.  There is high speed internet for your use.  A cable is located on the desk next to the computer for you to plug in your laptop if needed. We are not responsible for trouble shooting the internet. A computer may be there and may be used but please do not download anything and install any programs.

Keep the Peace: The area is generally tranquil, private and serene.  Please treat the neighbors with respect and keep the noise to a reasonable level for the time of day.

 

Water Safety:  Keep in mind that any time you are on or near the water there are inherent risks.  Never rely on floatation devices or even “water safe swim lessons” when it comes to children.  Always watch children closely to prevent any accidents! 

 

Parking:    There is four parking spaces provided.  Please obey traffic rules & speed limits in our neighborhood.  We recommend that you do not leave valuables in the car.

 

Smoking:  Smoking is not allowed on the property at any time. Security deposit will be forfieted and additional charges will be applied if smoke odor damage.
